Monte Carlo Parks Acquires Seabreeze and Seafield Holiday Parks in Hemsby, Norfolk

These parks are an important addition to the growing leisure estate across both the Monte Carlo Parks and Luxury Home Lifestyle Group brands. The combined parks make up over 600 caravans and also feature a clubhouse and arcade for a complete holiday experience.

Hemsby is popular with tourists and those looking to purchase a home from home. It's range of local attractions and distance to Hemsby Beach (one of Norfolk's most impressive sandy beaches) makes the ideal location for anyone looking for a holiday home or to make an investment purchase.

Seabreeze and Seafield are now part of the Monte Carlo Parks group. With our partners, Luxury Home Lifestyle Group operate over 20 residential and leisure parks throughout the UK and deliver services to thousands of residents.

Existing owners will benefit from our extensive operational capacity and their own park manager on behalf of the business. This will ensure that both parks are maintained to a high standard and residents will have a point of contact for any concerns they may have. We are excited to develop and improve the park in the future for the benefit of new and existing owners alike.

Your Questions Answered*

New Management

• When does the park open? The park will be available for owners to visit from the 15th of March. A meeting will be held between owners and management on the 22nd of March, at 10am at the Seabreeze Club House. Owners for both Seabreeze and Seafield are welcome to attend.

• I haven't paid my season fees yet, can I still visit the park on the 15th? Yes, we want you to feel equipped to make a decision regarding the 2025 season which is why you are welcome to attend the park and the meeting regardless of whether you have paid up or not.

• How much notice would I receive if the park rules were to change or I were asked to remove my van? Park rules are reviewed every year before the holiday season opens. Caravan owners have the right to site their caravan so long as they continue to pay the monthly pitch fee and we request one months' notice if they wish to leave.

• Are there any additional fees that have not been mentioned in the letter I received? Pitch fees, gas bottles, electricity and extra work like decking and shed bases are the only charges.

• Can I sell my caravan privately or do I have to sell through Monte Carlo Parks? If you are moving your caravan off park as part of the sale then you are free to sell privately, if you are keeping your caravan on park then you must do this through Monte Carlo Parks. We will support your sale however we can.

• Are there any new caravans for sale? Yes! We've started displaying the new caravans for sale on Seabreeze holiday park. You can find them here.

Day-to-Day Park Operations

• Are cats allowed on park? Yes, we ask that you don't leave them unattended for extended period of time. This means if you plan on leaving the park for more than the day, please ensure that your cat is not left to freely roam.

• Can I do holiday rentals? Yes, the park rules refer specifically to sub-letting, which is legally unique from short-term holiday lets.

• Can I have a BBQ? Yes, so long as it is not a permanent fixture and is operated in line with common-sense health & safety.

• Can I have a Gazebo? Yes, so long as it is not a permanent fixture and remains on your plot while it is up.

• Do I have a pay a disconnection fee if I choose to leave? You are free to organise your own disconnection (please let us know if you are doing this). Monte Carlo Parks offer this service for £350. If you permanently leave the park without removing your caravan then a £1,500 scrappage charge is payable.

• Can I have external contractors (such as electricians) on the park? Electrical and Gas works will be provided by Monte Carlo Parks engineers. Other external contractors will be required to pass quality assurance and healthy & safety standards before being permitted to work on the park.

Health & Safety

• Who is responsible for annual checks such as gas safety? Hemsby Estates Ltd require a gas safety check and will arrange this on your behalf.

• I do not have any gas appliances in my caravan, do I still need a gas safety check? No you do not need a gas safety check if you do not have any gas appliances in-use in your van. Without a gas safety check, you must not use any gas appliances so please do let us know if you wish to start using them again.
